Planners to get first look at 312-home, Bealeton mixed-use concept

          He wants to hear from Fauquier’ s planning commission about anything it may "deem to be lacking" in his proposed mixed-use community at Bealeton.

          Landowner and developer Don Tharpe will begin to get that that kind of feedback at 2 p.m. Thursday in the Warren Green Building at 10 Hotel St., Warrenton, when the commission holds its first work session on the White Marsh concept.

          "I feel the proposal is a great plan, and I’m anticipating it will be looked upon favorably," Tharpe said of the 312-home proposal, which features a traditional town layout of shops, restaurants, offices, parks and trails.

The work session probably will last about 30 minutes, county Chief of Planning Susan Eddy said.

          "It’s just a first glance, but it does give" the planning commission "a taste of the project," Eddy said.

          The session also will allow the commission to provide staff and Tharpe "immediate reaction" based on concerns it may have about the proposal ,the planning chief said.

          In May, Tharpe submitted to the county a revised application to rezone the 97-acre site at Route 17 and Independence Avenue (adjacent to Liberty High School) from rural/agricultural and quarter-acre zoning to "mixed-use special district."

          Tharpe wants the planning commission to hold a public hearing on White Marsh at its July meeting.

He hopes the planners will send the proposal to the county board of supervisors by fall for another public hearing and final approval.
