Fauquier County Numbers
March numbers are available. I'm going to take a look at four different statistics for both February and March of this year. The numbers we'll look at are Total Current Listings, Total New Listings, New Contracts this Month, Closed Sales This Month.

And, now, for comparison purposes, here's how things looked a year ago.

If you compare the last two months, we're definitely seeing some improvement month over month. The most positive thing I see here is that the number of new listings coming on the market went down. Typically between February and March that number climbs significantly. While we don't see a decline in total listings on the market yet, this could signal that we're not that far from seeing that number turn around.
If you compare 2008 numbers to 2007, our current numbers are definitely nothing to write home about! The number of contracts written is about half of what we were seeing a year ago. These are not numbers that should make anyone confident the worst has passed. It may have, but there's no evidence here to support that. The buyers are definitely not out there in droves.
Anecdotal evidence is that there is more buyer activity right now. And, I've seen it on my own listings and in calls from buyers. It's April and there SHOULD be more buyer activity! Time will tell whether it's enough to turn things around. So far, you'd have to say, not yet.
